Now is a great time to consider purchasing residential investment property.  Foreclosures are up across the Front Range, and values in many areas are down.  Remember the old addage, "buy low, sell high"?  Well, now is the time to "buy low". 

As an investor, it's important that you get the highest return on your money.  Which improvements will give you the best return on your investment dollar?  The improvements you might make in The Highlands or Capitol Hill probably would not be the same as the improvements you would make in Barnum, Westwood, Northwest Aurora or Swansea.

Another consideration might be financing.  Will you pay cash, or finance with a hard money lender?  We have experience with cash buyers as well as lenders for fix-and-flip properties.  We can provide appraisals with values "As Is" or "As Improved".  With an "As Improved" appraisal, we can give you an idea what the property would be worth today, if it existed with your improvements already made.  This can help you maximize the return on your investment.

If you're looking at purchasing an income property, we can let you know what Market Rents are like in an area to help with a particular property's Operating Income Statement.   This will help determine the income potential for a prospective purchase of a single family home, duplex or 1 - 4 unit building.   

It's smart to always have an appraisal done before closing on a property. It's equally important though to obtain a professional inspection. An inspector will tell you if everything that is present in the structure is functioning properly, what repairs may need to still be done, and whether there are any safety or soundness issues with the property. An appraiser can translate that into dollars. As rehabilitated, is the property worth what it's selling for? If something unexpected happened and you needed to sell right away, would you be able to recoup your investment?

As an investor, you need and deserve to know. Protect your interests with the help of a professional appraiser.
